Booking Terms & Conditions

Please take the time to read the booking T's & C's below. By submitting the deposit and being in receipt of the booking confirmation you agree you have read and accept all of the below terms.

Parties:

This agreement is made between Ankorya LTD (the “Owner”) who arranges private bookings of Ankorya, 66 Wiggle Cliff, PL10 1JD (“the property”). The Owner of Ankorya is responsible for the administration of the booking. When making a private booking of Ankorya through the Owner, you are entering into a contract with the Owner of the property. References to “you” and “your” mean the person or people making the booking and entering into a contract with the Owner.  

 

Deposit:

A non refundable deposit of 50% (one half) is to be paid upon booking to the Owner. Bookings are not confirmed until the deposit is paid and received in full to the Owner.

The remainder is to be paid in full 4 weeks prior to your holiday start date. A refundable £200.00 damage deposit is to also be made with final payment which will be refunded once no damage to the property has been confirmed, no later than 14 days after your stay.

NOTE: If the booking is made less than 4 weeks before the holiday is due to start, the full rent, plus any additional charges, must be paid at the time of booking.

 

Final Payment:

As soon as a booking is received and you are in receipt of the booking confirmation by email, you are liable for payment of the balance of the rent, along with additional charges that may be due in relation to the holiday.

Payment of the rent and additional charges are payable 4 weeks before start of the holiday. Non payment by the due date may be treated as a cancelation at the discretion of the Owner. If this is the case, the deposit is non refundable and the booking will be lost.

 

Cancellation:

Once a booking has been confirmed by the Owner, the booking can only be changed or cancelled with the written agreement of the Owner. The cancellation must be done in writing and can only be done prior to the start of the letting.

In the event of a cancellation the £200.00 damage deposit is returned but a charge is payable depending on when the cancellation is made:

  • 0 to 27 days prior to the start date - 100% of booking cost, minus the £200.00 damage deposit.

  • 28 days or more – 50% non refundable deposit.

  

Method of Payment:

Payments can be made using electronic bank transfer (BACs).

 

The Holiday:

You have the right to occupy Ankorya for holiday purposes only (within the meaning of schedule 1, paragraph 9 of the Housing Act 1988). The letting is in no way a short hold tenancy or gives rise to a relationship of Landlord and Tenant.

 

Your Obligations:

1) 50% of the full payment is paid as a non-refundable deposit at the time of booking, to secure the dates.

The remainder plus a £200.00 refundable damage deposit is due with final payment no later than 4 weeks (28 days) before your holiday start date.

2) If you are bringing a dog, you must agree to the pet rules in the terms and conditions prior to booking (see below), and pay the £50.00 pet fee.

3) You agree to pay for any losses or damages to the property and contents by the guest or a member of their party (reasonable wear and tear excluded). If it is proven that damage is directly attributed to you or your party then the Owner has the right to reclaim any costs incurred. Damages should be reported immediately to give time for repair, prior to the next guest’s arrival.

4) You are to take good care of the property and leave it in a safe and tidy condition at the end of the holiday.

A cleaning service is not provided during the holiday unless otherwise specified. Should the Owner be dissatisfied with the condition of the property upon the guest’s departure, they reserve the right to refuse future bookings or subtract from the damage deposit.

5) You are not to part with any possession of the property or share it with anyone other than members of your party shown on the booking schedule.

6) You are not to sell or transfer the booking to another party without prior agreement by the Owner.

 

7) You are not to exceed total number of people stipulated in the property description.

 

8) You and members of your party are not to smoke in Ankorya, or have any open fire or BBQ due to fire risk.

 

Non-availability of property:

If for any reason beyond the Owner’s control, the property is not available on the date booked (owing, for example, to fire damage) or the property becomes unsuitable for holiday letting, all rent and charges paid in advance by you will be refunded in full.

 

Liability:

The Owner accepts no responsibility for any damage or loss to your possessions on the property or land during your stay.

 

Complaints:

Any complaints must be reported to the Owner as soon as practically possible, in order to allow investigation and if necessary, remedial action taken as soon as possible. You and your party have a legal obligation to mitigate their loss. If the Owner is denied the opportunity to investigate a complaint within a reasonable time, or to put matters right during the holiday, then you and your party will waive all rights.

 

Pets:

Up to two pets are permitted with prior permission, they are to be kept under control and not left unsupervised in Ankorya at any time (most local pubs allow pets to come along). There is a £50.00 pet fee per booking.

Pets are not permitted on the beds or furniture and all pet poo should be removed from the garden before check out.

 

Breach of contract:

If there is a breach of any of the clauses by you or any member of your party, the Owner reserves the right to re enter the property and end the holiday and ask you and your party to leave.

 

Data and Privacy:

In making the booking, we will ask for personal information such as your name, postal address, email address, telephone number and payment details. We may use your contact details to send you information about Ankorya which we think may be of interest to you in the future. We will never pass on any of your information to any third parties.
